– Commercial Loan First Trusts - We offer first trust commercial loans up to 75% for general purpose commercial real estate and 65% for special use properties.
– Commercial Loan Second Trusts - We offer commercial loan second trusts up to 10%. We must be providing the first trust commercial loan to offer the second trust. Effective interest rates start as low as P+ .35.
– Church loans that pay Yield Spread Premium, no personal guarantees required, 75% CLTV using our commercial loan first trust and second trust.
– Church loans with 80% LTV's that use the multiple of income approach to qualify for the Church loan.
– Bridge loan - Great for commercial borrowers that are looking to take advantage of an market opportunity and need to close the commercial loan very quickly. Commercial loans can be closed in as little as 1 week.
– SBA Loans - We love SBA 504 commercial loans and pay big premiums for them.
– B&I Loans - We pay YSP on this government guaranteed loan program.
– Stated income commercial loans - We offer stated income commercial loans from $250,000 to $2mm maximum loan to value of 80% and minimum credit score of 650. No second trust permitted on this commercial loan product.
